Welcome to your ideal holiday residence. Situated just a brief 4-minute drive from the Woodstock Village, this elegant and well-appointed home boasts a comprehensive range of amenities. The residence showcases a heated salt-water in-ground pool, a spacious 2000-square-foot outdoor deck with a barbecue grill, a charming fire pit, a basketball court, and a sprawling serene garden offering complete seclusion. Inside, you’ll find two wood-burning fireplaces and central air conditioning to ensure your comfort.
ARRIVAL
Upon entrance, please check the entire house and report any damages within two hours of arrival. This does not include natural wear and tear. If there is no report of any damage, tenant assumes responsibility for damages incurred during the rental period. Do not move furniture, electronics, and artwork. Guests are expected to leave the house in the same condition it was received. Premises left dirtier than what is considered normal will result in additional cleaning costs. Please respect this home as if it were your own; it is now your home to enjoy.

HOUSE RULES

Please, no smoking in the house. Smoking is only permitted in the front of the house or deck. Please do not leave any cigarette butts on the property. A garbage pail has been provided on the outside deck for disposal of cigarette butts. Smoking inside the house will result in the loss of entire Security Deposit. There is a $50 charge for leaving cigarette butts on the property. Thank you for understanding.

Outdoor noise should be kept to a minimum after 10PM. Please respect the surrounding property owners.

Please remember to put out all fires after use. Never leave fires unattended, and ensure they are completely extinguished before leaving.

Fireplaces are open during the fall and winter months. The living room fireplace has two separate sides - you need to release the flue to open it (pull down to close). The green room (den) fireplace has a lever to open the flue (up to open, down to close). There are long matches by the fireplace along with fire starter wood chips. Please remember to clean up after yourself. Keeping the area clean is key for your own safety. If you have any questions, contact owner. Remember to close the flue when you are finished to avoid air drafts.

The house runs on a septic system. Please dispose of all baby wipes, paper towels, sanitary products and food scraps in the garbage instead of in the toilets. Bathrooms are equipped with disposable sanitary bags.

Please do not put hot pots and pans directly on the countertops. Please do not use the countertops as a cutting board. There are numerous cutting boards in the cabinet opposite the stove.

Thermostat located in the living room controls air conditioner throughout the house. The Nest units are for heating only and are zoned throughout the house. During the winter months, use both the Nest and Honeywell for heating. If there are any issues, please contact owner.

Please enjoy the grill. Turn on the propane underneath the grill to turn on the burners, and be sure to turn off the propane when done. Do not leave food on the grill overnight. Guests are responsible for purchasing a propane tank for the grill. Please remember to clean the grill.

Please do not unplug the camera system. There are exterior cameras only. All cameras except for the driveway camera are turned off at check-in.

There is a fence around the pool for child safety. All members of the guest party must sign the pool waiver. Please do not touch the pool equipment other than the pool heater - if there’s an issue, don’t troubleshoot on your own; contact the owner immediately and local maintenance will be notified.
Remember to shut off the pool heater when not in use.
Pool Heater: Located to the left of the pool through the gate - the large square box labeled “Hayward.” Press the mode button until it lands on “Pool.” Wait 15 minutes for the heater to initialize; it’s running once heat starts coming from the box. 50 gallons of gas are supplied weekly for the pool heater - guests are charged for overage as usage is monitored daily. Set temperature at 75°F (max 80°F). When not in use, turn the heater off. The pool stays heated once it reaches the desired temperature.
Pool Lights: A switch on the deck to the right of the gate turns the pool light on/off. Floating night-lights and pool towels are in the basket in the living room by the deck door. Remember to remove floating lights after use - they can clog the filtering system.
Cleaning the Skimmer Basket: Located at the side of the pool (square in-ground box). Remove the access hatch and empty the basket daily - leaves/debris collect there. Keeps the filter system running well.
Please note: Children 16 and younger may not use the pool unless an adult is present. No impaired individuals allowed in the pool area. All pool toys must be returned to storage after use. Please do not sit on the sofa wet.

GUEST RESPONSIBILITIES AT DEPARTURE:
ALL ROOMS
• Return all items and furniture back to original location.
• Be sure all windows are closed, and all lights are off.
• Waste basket trash is removed and placed in trash bins in garage.
• All used sheets, pillowcases, and towels should be placed in the laundry baskets located in each bedroom.
Please do not leave damp towels or cloths on floors or furniture.
KITCHEN
• All used dishes, pots, pans, silverware, and glasses are cleaned and returned to their places OR stack dishwasher and start machine
• All opened food containers are discarded
• Waste Basket trash is removed and placed in garbage bins; recycling is placed in recycling bins both located in the garage.
• Used Kitchen towels and any cloth placemats and tablecloths placed in laundry baskets.
Please check drawers, under beds, seat cushions, pantry, refrigerator, etc for any personal items.
